Almost every building bought, sold or let requires an EPC. The EPC must be commissioned before the building is marketed or before the lease is renewed. A fine of up to £5,000 is possible for non-compliance.
The EPC provides information regarding the energy efficiency of the building and the carbon monoxide emissions. These will be represented on charts, similar to those used for electrical appliances, from A down to G. A recommendation report will also be produced showing ways to improve the building’s energy efficiency and reduce the energy costs. The EPC will provide a means for prospective purchasers or tenants to compare the energy efficiency of different buildings and presently it will last for 10 years.
Buildings exempt from Commercial Energy Performance Assessment:
- Places of worship
- Detached Buildings under 50² metres
- Buildings with planning consent to be demolished
- Temporary buildings –
used for 2 years or less - Buildings with low energy use e.g. Barns and warehouses
- Listed buildings (if necessary alterations would not be allowed).
